For a lot of buyers moving into North Scottsdale, the home and the golf club are really one decision. You are not just choosing a floor plan and a lot. You are choosing the course you will play a hundred times a year, the clubhouse where you will meet your neighbors, and the community your family will grow into. Get the pairing right and both decisions reinforce each other. Get it wrong and you can end up owning a beautiful home tied to a club that never quite fit.
I came to North Scottsdale luxury real estate from inside the game. I competed as a collegiate golfer at Cal State Northridge before building an 18 year real estate career and over 600 million dollars in closed sales across Arizona and Iowa. That golf background is not a line on a resume for me. It is how I read these communities. I have walked these courses, I understand what separates a Tom Fazio layout from a Tom Weiskopf layout, and I know which clubs reward a serious player versus which ones are built for a family that wants a pool, a tennis program, and a great Friday night dinner.
This guide covers the private clubs that matter most in North Scottsdale: Silverleaf, the Country Club at DC Ranch, Estancia, Whisper Rock, Mirabel, Troon Country Club, and Desert Mountain, plus the semi private option at Troon North. For each one you will learn the course designer, the club's character, how membership is structured, the real estate it is tied to, and the kind of buyer it fits best. By the end you will know how to shop for a home and a membership as a single, coordinated move.
Initiation fees, monthly dues, and waitlist timelines at these clubs change often, and most of these clubs do not publish their numbers. Online figures are frequently outdated or simply wrong, and I have seen the same club quoted at wildly different prices across different sites in the same month. I am not going to print a number here and pretend it is gospel, because by the time you read this it may have moved.
Instead, this guide gives you each club's relative cost tier, which holds up over time, and the membership structure, which rarely changes. When you are ready to get serious about a specific club, I will get you the current, verified initiation fee, dues, and waitlist status straight from that club's membership office before you make any decision. That is the only number you should ever act on.
Before the individual clubs, here are the four distinctions that drive every membership decision in this market.
An equity club is member owned. Your initiation fee buys an ownership interest, you typically get voting rights and a say in club governance, and depending on the club and the market you may recover a portion when you resign. Capital assessments for major projects are voted on by the membership. A non equity club is owned by a developer or an investment company. You are buying the privilege to use the club, not a share of it, and the owner sets pricing, rules, and refund policy. Most of the marquee North Scottsdale clubs are equity clubs, but you should always confirm the current structure before you join.
Some clubs are built around golf and almost nothing else. Whisper Rock is the clearest example in this market. There is no resort pool or tennis complex at the club itself, because every dollar goes to the golf experience. Other clubs, like Desert Mountain, Mirabel, and the Country Club at DC Ranch, are full lifestyle clubs with dining, fitness, tennis, pickleball, pools, spa, and a packed social calendar. If your family will use those amenities, a full service club delivers real value. If you only care about the course, you may be paying for things you will never touch.
This is the distinction buyers miss most often. At some clubs, membership is connected to owning a home inside the development. Silverleaf is the prime example, where the club and the residential community are intertwined. At other clubs, membership is completely independent of where you live. Whisper Rock membership, for instance, is by invitation and sponsorship and is not tied to owning a home in Whisper Rock Estates. Never assume a home purchase comes with a membership. Unless your deed or seller documents say so in writing, treat club membership as a separate, optional decision and budget for it as its own line item.
A few of these clubs you can essentially buy into when a spot is available. Others operate by invitation and sponsorship only, and some carry multi year waitlists for full golf access even after you own the home. The waitlist reality should shape your timeline. If you are buying into a community specifically for golf and the golf waitlist runs years, you need to know that before you write the offer, not after you move in.
Designer: Tom Weiskopf Community: Silverleaf, the guard gated enclave within DC Ranch Character: The most exclusive private club in North Scottsdale
Silverleaf sits at the top of the North Scottsdale club hierarchy. The Tom Weiskopf course, which opened in 2002, runs through Horseshoe Canyon and the Upper Canyon terrain in the McDowell Mountain foothills, using the natural boulders, washes, and elevation changes rather than engineering them away. The 50,000 square foot Mediterranean clubhouse includes a world class spa, resort and lap pools, fitness, and both fine and casual dining. The course is well regarded enough that you may spot a tour professional on the practice facility when they are in town.
Membership here is intertwined with real estate ownership in Silverleaf, where homes generally run from the low millions for villas up to well past 10 million dollars for Upper Canyon estates. Silverleaf is an equity club and full golf access has historically carried a meaningful waitlist, which is exactly why the home and membership conversation has to happen together from day one. If a Silverleaf lifestyle is the goal, read my complete DC Ranch neighborhood guide for how Silverleaf fits inside the broader community.
Cost tier: Ultra premium, the highest initiation tier in the area. Verify before acting: Current golf and clubhouse initiation, dues, and golf waitlist status, confirmed with the Silverleaf Club membership office.
Designer: Tom Lehman Community: DC Ranch Character: Family friendly and social, the approachable club inside DC Ranch
DC Ranch is home to two private clubs, and the Country Club at DC Ranch is the more relaxed, family oriented of the pair. The Tom Lehman course anchors a club that leans into community, with fitness, pools, dining, and programming built around families and an active social membership base. It does not chase the ultra exclusive positioning that Silverleaf does, and for many buyers that is the appeal. You get genuine North Scottsdale club life without the top tier initiation, inside one of the most established master planned communities in the Valley.
This club pairs naturally with the broader DC Ranch lifestyle, where you have Market Street and DC Ranch Crossing for dining and shopping, miles of connected walking paths, and direct access to the McDowell Sonoran Preserve trailheads.
Cost tier: Mid premium. Verify before acting: Current golf and social initiation, dues, and any membership resale market, confirmed with the club.
Designer: Tom Fazio Community: Estancia, guard gated on the slopes of Pinnacle Peak Character: Pure golf prestige with a small, capped membership
Estancia is for the buyer who wants elite golf in an intimate setting. The Tom Fazio course is consistently ranked among the best private courses in Arizona, and the club intentionally keeps its golf membership small, with a cap that has historically sat under 300 members. That cap is the point. It keeps the course open, the service personal, and the experience exclusive. The guard gated community wraps custom homes and homesites into the Sonoran Desert on Pinnacle Peak, with pricing that runs solidly into the multimillions and up to estate level for the premier lots.
If your priority is the quality and ranking of the golf itself, and you want a club that feels more like a private golf society than a sprawling resort, Estancia belongs at the top of your list.
Cost tier: Premium. Verify before acting: Current golf and social initiation, dues, residency requirements for each tier, and membership availability, confirmed with the club.
Designers: Phil Mickelson (Lower Course) and Tom Fazio (Upper Course) Community: Whisper Rock Estates, though membership is independent of the homes Character: A serious golfer's club, golf only, invitation based
Whisper Rock is the club for the player. It has two nationally recognized courses, the Lower designed by Phil Mickelson and the Upper by Tom Fazio, and its culture is built around the game. The clubhouse provides golf necessities rather than a resort menu of amenities, because Whisper Rock is a golf only club by design. The membership famously includes a roster of tour professionals, and the average handicap runs low. This is a place for people who want to bring their game.
Two things matter most here for buyers. First, membership is by sponsorship and invitation only. Second, it is not tied to owning a home in Whisper Rock Estates, so the membership and the real estate are genuinely separate decisions. The residential community has its own private amenities, a fitness facility, park, tennis, and pool, distinct from the golf club.
Cost tier: Premium, golf only. Verify before acting: Current initiation and dues, and the invitation and sponsorship process, confirmed with the club.
Designer: Tom Fazio Community: Mirabel, guard gated North Scottsdale Character: A balanced golf and lifestyle club with standout tennis and dining
Mirabel hits the balance a lot of families are looking for. The Tom Fazio course, which opened in 2001, plays through natural desert terrain and rewards smart, strategic golf over raw power. Off the course, Mirabel has built a reputation for excellent dining across multiple venues, a tennis and pickleball program that rivals the golf in quality, a resort style pool, a full service spa, and programming that spans casual pool days to formal events. It is genuinely a club for the whole household, not just the golfer in the family.
For buyers who want serious Fazio golf without going all the way to Estancia's exclusivity or Silverleaf's price tier, Mirabel is one of the most well rounded options in the market.
Cost tier: Premium. Verify before acting: Current golf and social initiation, dues, food and beverage minimums, and waitlist status, confirmed with the club.
Designer: Tom Weiskopf Community: Troon, one of the original North Scottsdale golf communities Character: Classic, competitive golf with a strong club culture
Troon Country Club helped define golf real estate in North Scottsdale. The Tom Weiskopf course is a genuine test, set against Sonoran Desert and mountain backdrops, and the club has hosted competitive events including the U.S. Mid Amateur Championship and the Arizona Open. The recently renovated clubhouse, strong dining, fitness, tennis, pickleball, and pool round out a full service experience, and the club is known for a more traditional, dress code conscious culture. Members tend to be people who take the golf seriously and value the heritage of one of the area's foundational clubs.
The Troon community offers a relatively wide range of price points compared to the ultra luxury enclaves, which makes it an accessible entry into the North Scottsdale golf lifestyle for many buyers.
Cost tier: Premium. Verify before acting: Current golf and social initiation, dues, and member caps, confirmed with the club.
Designer: Jack Nicklaus (six Signature courses) plus a par 54 course Community: Desert Mountain, near Carefree at higher elevation Character: The largest, most amenity rich club, built for variety
Desert Mountain is in a category of its own on scale. It offers seven golf courses, six of them Jack Nicklaus Signature designs each with its own character, plus a par 54 short course, which means a member can play a different layout every day for a week without repeating. Add multiple clubhouses, a deep roster of restaurants, a spa and fitness, tennis, and more than 20 miles of hiking trails, and you have the most comprehensive club experience in the region. Its higher elevation near Carefree also runs a little cooler than central Scottsdale, with a heavily seasonal membership.
Desert Mountain is the choice for the buyer who wants endless variety and full resort scale amenities, and who values having options over the intimacy of a small single course club. It is an equity club, and golf access is sometimes connected to specific homes and lots.
Cost tier: Premium, large scale. Verify before acting: Current membership category initiation, dues, and which homes or lots carry golf access, confirmed with the club.
Designer: Tom Weiskopf (Monument and Pinnacle courses) Community: Troon North area Character: Award winning golf without the private club commitment
Not every buyer wants a six figure initiation. Troon North is semi private, with two acclaimed Tom Weiskopf courses, the Monument and the Pinnacle, and it offers membership options without the same barrier to entry as the fully private clubs. For a buyer who wants excellent golf and the North Scottsdale lifestyle but is not ready to commit to an equity membership, or who wants a home in the Troon North area with great golf access nearby, this is a sensible and flexible path.
Cost tier: Accessible, semi private. Verify before acting: Current membership options and dues, confirmed with the club.
Use this as a quick framework. The right club almost always falls out of three questions.
Who will use it? If your whole family will live at the club, with kids in the pool, a spouse on the tennis courts, and dinner there most weekends, a full service club like Mirabel, Desert Mountain, or the Country Club at DC Ranch earns its dues. If it is really just you and the game, a golf focused club like Whisper Rock or Estancia puts your money where you will actually use it.
How serious is your golf? A low handicap player chasing the best courses and the strongest playing culture should look hard at Whisper Rock, Estancia, and Silverleaf. A player who wants variety and a club to grow into will love Desert Mountain's seven courses. A family that wants good golf as one part of a broader lifestyle is well served at Mirabel, Troon, or DC Ranch.
What is your timeline and entry path? Invitation only and waitlisted clubs require patience and, in some cases, a sponsor. If you need to be playing this season, that changes the shortlist. Semi private Troon North or a club with current availability may matter more than prestige.

Here is where having an agent who understands both sides pays off.
Budget for both from the start. The membership initiation is on top of the home price, and at the higher tier clubs that initiation plus annual dues is a serious number. Add it to your HOA, property taxes, and maintenance when you build your true cost of ownership, so you discover it at the start of your search and not in the middle of escrow.
Understand how lenders and appraisers treat memberships. Lenders handle initiation fees differently, and some only factor in a membership when it is property tied. Appraisers may not assign full value to a membership unless it is commonly sold with the home and broadly transferable. If you are financing, talk to a lender who has actually closed in these club communities. For tax or legal questions on equity memberships, loop in your CPA and a real estate attorney.
Think about resale on the way in. Active club access can be a real selling point to the right buyer pool down the road, but the premium depends on the membership type, the transfer rules, and demand at that moment. A club with stable finances and clear, transferable membership policies is an asset in a future resale conversation. A complicated or non transferable membership is something to understand before you buy, not after.
Ask the right questions. When you talk to a membership director, get clear answers on whether the club is equity or non equity, what the buyback or transfer rules are, what categories exist and whether they are capped, how long each waitlist is, whether property owners get any priority, and what the current verified initiation and dues are. I sit in on these conversations with my clients so nothing gets glossed over.
Does buying a home in a golf community automatically include club membership? No, not unless your deed or seller documents specifically say so. In most North Scottsdale communities, club membership is a separate, optional decision with its own initiation fee and dues, even when the club sits inside the community.
Which North Scottsdale golf club is the most exclusive? Silverleaf, inside DC Ranch, generally holds the top spot for exclusivity and price, with a Tom Weiskopf course and membership intertwined with real estate ownership in the community. Estancia and Whisper Rock are also highly exclusive, with Whisper Rock being invitation only and golf focused.
Which clubs are golf only versus full service? Whisper Rock is the clearest golf only club in the market, with no resort amenities at the club itself. Desert Mountain, Mirabel, Troon Country Club, and the Country Club at DC Ranch are full service lifestyle clubs with dining, fitness, tennis, pickleball, pools, and social programming.
Can I join some of these clubs without owning a home in the community? Sometimes, yes. Whisper Rock membership is independent of owning a home in Whisper Rock Estates. Other clubs, like Silverleaf, tie membership closely to property ownership. Eligibility rules vary by club and by membership tier, so confirm the current policy directly with each club.
Are there waitlists? Some clubs have multi year waitlists for full golf access, while others have membership available when you are ready. The waitlist reality should shape your buying timeline, especially if golf is the main reason you are choosing a community.
Do golf memberships affect a home's resale value? They can. Transferable, property tied memberships at financially healthy clubs tend to support desirability and pricing, while complicated or non transferable memberships can be a hurdle. The effect depends on the membership type and demand at the time of sale.
What does a membership actually cost? Initiation fees and dues vary widely by club and by membership tier, and most clubs do not publish their numbers, so the figures floating around online are often outdated. I get my clients the current, verified numbers straight from each club's membership office before any decision is made.
Choosing a golf club in North Scottsdale is not a side decision you make after you buy. It is part of the same move, and it deserves an agent who understands the courses, the communities, and the way the two fit together. As a former collegiate golfer and a North Scottsdale luxury specialist with Compass, that is exactly the lane I live in. I will help you match the right community and the right club to how you actually play and live, get you verified membership numbers before you commit, and coordinate the whole purchase so it all lines up.
