Online home estimates are everywhere.

Type an address into Zillow, and within seconds, you’ll get a number that claims to represent your home’s value. For many people, that number feels definitive.

But here’s the reality: Zillow’s estimate is just that...an estimate.

And sometimes, it can be wildly inaccurate.

The Problem With Automated Home Values

Zillow uses what’s called an Automated Valuation Model (AVM). It pulls from public records, recent sales, market trends, square footage, bedroom counts, and other available data to generate a price.

While that technology can be useful for a quick snapshot, it lacks something critical:

Context.

Algorithms cannot walk through a home. They cannot evaluate craftsmanship, understand neighborhood nuances, or recognize issues that significantly affect value.

They also can’t fully understand the emotional side of real estate...what buyers in a specific market are truly willing to pay for certain features, streets, views, layouts, or communities.

What Zillow Doesn’t Know

An online estimate may miss factors like:

  • Major renovations or luxury upgrades
  • Deferred maintenance or hidden property issues
  • Flooding concerns or location-specific risks
