Online home estimates are everywhere.
Type an address into Zillow, and within seconds, you’ll get a number that claims to represent your home’s value. For many people, that number feels definitive.
But here’s the reality: Zillow’s estimate is just that...an estimate.
And sometimes, it can be wildly inaccurate.
Zillow uses what’s called an Automated Valuation Model (AVM). It pulls from public records, recent sales, market trends, square footage, bedroom counts, and other available data to generate a price.
While that technology can be useful for a quick snapshot, it lacks something critical:
Context.
Algorithms cannot walk through a home. They cannot evaluate craftsmanship, understand neighborhood nuances, or recognize issues that significantly affect value.
They also can’t fully understand the emotional side of real estate...what buyers in a specific market are truly willing to pay for certain features, streets, views, layouts, or communities.
An online estimate may miss factors like:
These details can dramatically change a property’s real market value, sometimes by hundreds of thousands of dollars.
Whether you’re buying or selling, relying solely on an online estimate can lead to expensive mistakes.
For sellers, underpricing a home could leave significant money on the table. Overpricing can cause a property to sit on the market and lose momentum.
For buyers, an inaccurate valuation can create confusion about whether a property is truly worth the asking price.
Real estate is one of the largest financial decisions most people will ever make. It deserves more than a computer-generated guess.
Home values are influenced by far more than basic data points.
Two homes with the same square footage in the same zip code can have dramatically different values depending on:
That’s why local market expertise matters.
A professional valuation considers both the numbers and the real-world factors that algorithms cannot fully measure.
Zillow can be a helpful starting point but it should never be treated as the final word on a home’s value.
Technology is powerful, but real estate is still deeply human.
Understanding what a property is truly worth takes experience, market knowledge, and a detailed understanding of the factors that don’t show up on a website.
Before making a major real estate decision, make sure you’re getting advice from someone who understands the full picture.
Online estimates can only tell you so much.
As a realtor, I help buyers and sellers evaluate home values every single day. I look beyond the algorithms to understand the real factors that impact pricing, negotiations, and long-term value.
Whether you’re thinking about buying, selling, investing, or simply want to know what your home is actually worth, I’d love to help.
Real estate decisions are too important to base on guesses from a website.
Let’s talk about your goals and create a strategy based on real market knowledge, not just an algorithm.
Stay up to date on the latest real estate trends.
